Not sure who to hire to help sell your Home? It can be quite a task finding the right REALTOR to help sell your home, but it doesn't have to be. Here are a few things that could make the difference between your Life's Investment be SOLD or stagnating on the Market for six to twelve months.
1. Marketing - along with the price, this is the most important factor to how your home gets sold. Chances are if they cannot show you a Marketing strategy, more often than not you will be stuck with a yard sign and the MLS to sell your property. You want someone who will provide the most exposure on the Market as Possible. As reported by the National Association of Realtors (NAR) in 2006; the share of buyers who reported to frequently search for a home has risen from 42% in 2003 to 59% in 2006.
2. Tools - What tools do they have that you can frequently check the amount of traffic your listing is receiving with their marketing? A seller login is a tool that some REALTORS give you so that you can monitor activity for your listing. Can they turn Browsers into Buyers? Some websites have the ability to alert the REALTOR that someone is either interested in seeing the property, or e-mailed the listing to someone else. What type of unique local Marketing tools do they have?
3. Do you feel comfortable with them? - You only have about one to two hours to decide whether you trust that this person is going to do what they say they will do. If they have a Marketing strategy and the right tools for you and you feel comfortable go with your gut feeling. Although the Sale of your Home is serious business, it can still be friendly.
4. Experience - Experience helps, but what are they experienced in? Are they experienced in letting the MLS sell your Home? Your the Home owner talk to them. You may find a less experienced REALTOR who has a better Marketing strategy.
